My name is Gary A. Molinaro; Broker & Owner of
Denver Commercial Properties (DCP). We are a
third generation family in the Denver Commercial
Real Estate and Denver Commercial Property
business since 1960. My father, Frank, has
worked in real estate, investment properties and
restaurant business opportunities all of his
adult life. Now, at the young age of 75, he is
trying to slow down a bit so that my son, Josh,
and I can continue his legacy.
I have over 25 years of experience running my
own businesses as well as managing shopping
centers. My father and I have owned shopping
centers both locally and back east.
As a landlord myself and in the many businesses
I have owned as a Tenant, I
have worked in
negotiating leases for both
sides Landlord & Tenant. I have a good sense for
what each party is looking for. We have specific
programs designed for market searches to search
a particular type business or profession so we
can better market space for lease or commercial
property for sale.
We also have a business investment analysis
program we use to determine the best price to
sell your commercial property or to help
determine the right price to spend on a
property. This program gives the investor the
CAP rates, cash on cash return %, rent ratios,
before & after tax calculations, loan stats LTV
ratio, debt coverage ratio, annual debt service.

investor needs to help in making an informed
business decision.
